We all know that quality workmanship and the pride associated with building something much better than the norm is not as easily found in today’s luxury custom home building market. Flamboyant marketing and fancy ‘décor’ can hide a lot of workmanship and design deficiencies, along with not knowing the quality of important features hidden from sight behind concrete, sheetrock and masonry.

In 35 years of custom building and renovating.….I have seen hundreds of building contractors come and go, or re-emerge under a new business identity. Generally, these transient companies all built and offered a product based on what can be eliminated in order to reduce ‘production’ costs. The first things to go are features that are unseen and unknown to most homebuyers until the inevitable realities of owning a poorly-built home appear later.

One of the first to be noticed is the huge energy bill for a hot Texas summer month or a very cold January because the insulation design of the home is sub-par (but still meets building code); Then, of course, a minimum standard “floating” (without piers) foundation reveals it’s deficiencies in sticking interior or exterior doors, cracked masonry, drywall separations and a host of other unsightly cosmetic ‘symptoms.’ The costs of repairing foundation issues is far, far greater than originally installing drilled concrete piers to rigidly support the foundation in the first place. Another is the bouncy and squeaky upstairs floor joist and plywood subfloor built to (minimum) code standards, instead of a sturdy and quiet, non-deflecting, engineered floor system; How about those sagging garage door headers that are meagerly built and can’t carry the roof, masonry and ceiling loads without experiencing major deflection (sagging) in the header span..? Then there is poor drainage around the house footprint. How many times does something so easy to complete correctly get done so poorly – thus causing significant problems soon thereafter…?
